What is HomeSimply?
HomeSimply is a software platform that allows real estate professionals to quickly set up a modern, high-tech, property concierge business. We’ve built tools, resources and guides to help you build your business and make it successful.
How does HomeSimply work?
It’s so simple. You’ll join the platform and set up your business profile. Add the services you intend to offer and add your method to accepting payment from clients. You’re ready in minutes and you can start bring on clients. When you have an interested client, you’ll put together a custom proposal [also takes minutes] and, once accepted, you’re off and running!
What does a property concierge do?
A concierge is a resource for homeowners to ensure the necessary maintenance items are being performed to keep their home in good condition. Concierges may help coordinate projects, select vendors, help with negotiation of services and oversee projects. Concierges may customize the suite of services they offer to align with their areas of expertise, interest, and what their customers need.
What background should I have to become a property concierge?
It depends on the services you plan to offer your customers. Some Concierges focus simply on coordinating maintenance services while others provide more hands on capabilities. Many concierges have a background in real estate sales [where they have a strong network of trusted vendors], property inspection, construction / project management, home services, or property management.
What services can I offer as a property concierge?
There are many services you can offer customers from coordinating landscaping, periodic HVAC inspections, prepping for the winter cold season, and many many more. Our platform has standard templates for maintenance services that most homeowners required. You can keep your offerings small or expansive and even develop your own custom offerings. The key is ensuring your ability to coordinate with quality vendors and deliver services effectively to your customers.
Do I need my customers to sign a contract with me?
If you are going to offer concierge services to property owners, you should have them sign an agreement that is between you and your customer. It’s always best to work with a legal expert to ensure you have the right contract template for the type of work you are offering. You should also ensure you have the proper insurance.
How should I price my offerings?
The services you decide to offer customers is completely flexible and up to you. Each customer you bring on will have different needs. For example, someone living in an apartment will have different needs than a large single family home. So, you should customize each proposal based on the customer needs and amount of work you anticipate. Pricing can be as low as $50/mo to $500/mo or more, depending on the customer requirements.
How much money can I make as a property concierge?
Skies the limit! Some concierges create multi-million dollar businesses with a large staff supporting hundreds or thousands of customers. Here is some simply math. If you’ve signed up 20 customers and each customer pays you $150/mo, you’ll have a recurring income stream of $36,000 per year. If you have 100 customers paying $200/mo, you’ll have a recurring income stream of $200,000 per year.
Can I do this as a side-hustle?
Absolutely! We see many concierges start this as a side-hustle and then grow it into large, successful businesses. In fact, HomeSimply has created the tools, tech and resources to make it really easy and fast to get started. This makes it super-fast and low cost to get set up.
How will I get customers?
Funny enough, if you are in the real estate business already, you’ve probably met many people that would likely be great customers already. If you’ve sold real estate, are a contractor or inspector, you’re already working with the people that are a good fit for these services. Now, you have another solution to offer customers you are already working with! Outside of that, you can advertise these services in various channels to acquire interested customers.
Will my customers be HomeSimply customers?
Your customers are YOUR customers. HomeSimply offers the technology through which you’ll engage and manage your customer relationship. However, we are not involved in the relationship between you and your customers and all dealing with your customers go through the Concierge.
Where do I find vendors / contractors to do the work for my customers?
If you come from the real estate business, you may already have trusted relationships with vendors or contractors. Concierges should bring their network of vendors and contractors, when applicable, to support the needs of their customers. If you don’t have relationships yet, you can start to build out your network. When you have the expertise or a trusted network for a particular service, you can offer that service to your customers.
Will customers actually buy these services?
Absolutely. Statistics show that many homeowners are not capable of properly maintaining their homes. In addition, they don’t have the time or expertise to do so. Having a partner with the skills, know-how and network to ensure their homes are kept in good condition brings a great deal of value.
How does HomeSimply work for homeowners?
You’ll be invited to HomeSimply by your Concierge. Once logged in, you’ll have the tools to work with your Concierge on the projects and tasks they are providing to keep your home property maintained.
Does my Concierge work for HomeSimply?
No. Concierges are independent businesses. They are not affiliated with HomeSimply’s business. They use HomeSimply’s software tools to streamline their business and dealings with their customers. You’re business relationship is between you, your Concierge, and vendors/contractors.
Who do I contact if there are issues with a project, a contractor, or my Concierge?
The Concierge is who you are in business with. So, any issues related to your dealings would need to be addressed directly with your Concierge. If you have issues with HomeSimply software, you can email us at [email protected].
What if I want to replace my Concierge?
HomeSimply does not facilitate the relationship between the Concierge and their customers. Currently, if you are dissatisfied with your Concierge, you can terminate that relationship by working with them to end the agreement. We currently do not offer any matching services to find Concierges.
How much will various services cost me? Who sets the pricing?
Concierge service pricing is set by each Concierge. This is not set by HomeSimply. You’ll work directly with your Concierge to design the service offerings you require and the Concierge will provide a proposal and pricing that best suits your needs.
What happens after I hire a Concierge?
You’ll have access to the HomeSimply homeowner portal, where you can see the upcoming work your Concierge has scheduled. You can also submit requests for home maintenance project directly to your Concierge and monitor status until the work is complete.
What are the qualifications of contractors / vendors?
Your Concierge will assist in the selection of contractors / vendors? HomeSimply does not provide a marketplace of contractors, nor do we make recommendations at this time. Your Concierge [and you] are responsible for reviewing the qualifications of any vendor you decide to hire.
